2. Legal Requirements: Your Document Checklist


To apply for the Type M Investor Visa, you will need to gather a specific set of personal and financial documents.


General Requirements:


  • Valid Passport: A copy of the main page of your passport (must be valid for at least 6 months).

  • Digital Photo: A recent color photo (JPG, max 300 KB, 4x3 cm, white background, facing forward). It must be different from the one in your passport or previous visas.

  • Immigration Status: If applying from within Colombia, a copy of your latest entry stamp, extension of stay, or entry document.

  • Criminal Records: A background check from the country (or countries) where you have lived for the past 3 years, properly apostilled and translated.


Specific Real Estate Requirements:


  • Certificate of Tradition and Freedom (Certificado de Tradición y Libertad): An official copy issued within 30 days of application. This proves you are the registered owner and reflects the legal purchase amount.

🚨 Expert Warning: No Pre-Construction Projects! You cannot apply for this visa by purchasing a property in a pre-construction or off-plan project (sobre planos). To qualify for the visa, the property must already exist legally, and the seller/developer must be able to immediately transfer the title deeds (títulos) into your name so that you can obtain the Certificado de Tradición y Libertad.
  • Foreign Investment Registration (Form 4): A communication from the Colombian Central Bank (Banco de la República) certifying the direct foreign investment registration under your name. The funds must be transferred properly from abroad to clear this step.

  • Health Insurance: Proof of a health insurance policy in Colombia covering risks such as illness, accidents, hospitalization, and repatriation for the duration of the visa.


3. Understanding the Costs


Budgeting for your visa involves more than just the property price. Here is a breakdown of what to expect:


Government Fees:

  • Visa Study Fee: $54 USD (paid at the time of application).

  • Visa Issuance Fee: $270 USD (paid once the Visa is approved).

  • Foreigner ID (Cédula de Extranjería): $294,000 COP (paid upon ID collection).


Other Associated Costs:

  • Translations and Apostilles: Any origin documents from outside Colombia (like criminal records) must be apostilled and officially translated into Spanish. If it is in the USA you could calculate $160.00 per apostille. And for translation calculate approximately $20 USD per page.

  • Health Insurance Policy: Depending on your age and provider, this typically ranges between $600 and $800 USD annually.

  • Financial Costs: Bank fees and exchange rate margins for transferring capital from your home country to Colombia. It should be around 2% of the investment.

  • Title Searches: Legal due diligence for your proposed investment property, it could be $1,000.00 USD.


4. The Application Process


The visa process is completed entirely online through the Ministry of Foreign Affairs' SITAC platform. Once submitted, the government has up to 30 days to review your file.


The possible outcomes are:

  1. Requirement (Requerimiento): The official requests corrections or missing items. You have only 10 days to respond.

  2. Inadmission (Inadmisión): The application is turned down due to formatting errors or insufficient legal backing. You must restart from scratch and pay the $54 study fee again.

  3. Rejection (Rechazo): The application is formally denied, and you are barred from reapplying for 6 months.

  4. Approval (Aprobación): Your e-visa is issued! You then have 15 days to register it and book an in-person appointment at Migración Colombia to process your physical ID card (Cédula de Extranjería).
